Booking Information: There is no online booking. Contact us via phone or email. Acceptible payments are checks and credit cards. We require no deposit. However, payment by check will require a prepayment of 30% or $100, which ever is greater. The remaining balance is due within 14 days before occupancy. A 3% fee will be added to credit card transactions, and the entire balance is due at booking. Any high demand dates will require advance payment regardless of method. This will include but not be limited to, the Christmas Holiday Season. Renters will be provided with specific information and a means to gain access to facility upon full payment.
Cancellation Policy: If one cancels 14 days or more before occupancy, full refund will be tendered less a standard booking fee. If cancelled within 14 days of one's arrival date, total rental amount is forfeited by the renter. Please understand that if one has a standing reservation, we have turned other business away for those days. Probability will dictate considerable difficultly rebooking those cancelled days on short notice. However, we pledge a strong effort to book those cancelled days. Upon rebooking success, the renter will be reimbursed based on the offset of any new booking less a standard booking fee. Standard booking fee is $45.00. Said booking fee will be deducted from all cancellations regardless of date or circumstances.
Occupancy: The majority of our business is small families and couples. We have stayed at full occupancy of many times (6). Infact, we have stayed as many as five adults in one setting. However, we do not recommend this due to size and sleeping accomodations. We will consider special circumstances. Under normal conditions, the maximum occupancy of four adults should apply.
How far is the Condo from Ski Apache? Understand there is no lodging at Ski Apache and everyone must drive to the ski area. It is a 12 mile drive up "Ski Run Road". This drive is beautiful but steep and curvey. It will take about 35 to 45 minutes one way from the Condo. The amount of time is typical compared to most lodging in Ruidoso.
Where can we snowmobile? Unfortunately, there is no snowmobiling in Ruidoso. There is, however, in Cloudcroft. Cloudcroft is approximately 40 miles south of Ruidoso. In our opinion it is worth the drive.
Do we need 4-wheel drive to get to the Ski Area? Due to the mountain conditions it is always better to have 4- wheel drive. However, it is not necessary. There are far more 2 wheel drive vehicles in Ruidoso. I do recommend access to tire chains. If one does not own a set, they can be rented in Ruidoso for a few dollars a day. I find they are good to have just in case, and on occassions the road to the Ski Area will require them.
Is there a place we can go tubing or sledding? The ski area does not allow tubing nor sledding. "Winter Park" is located in Ruidoso, and is a great place to tube. It is fun for all ages and especially kids. There is fee, but it is very affordable in my opinion.
Where can we buy groceries? There are several grocery stores in Ruidoso. Walmart Supercenter is about 5 minutes from the Condo.
Where is the best place to rent skis? We own our skis, but I have always had good luck with "Ruidoso Ski Rental". It is located in downtown and in route to the ski area.
When is the best time to go skiing? Many people go during the Christmas Holidays and is due to scheduling. This is an enjoyable time. However, in my opinion it is not the optimal time. Skiers could possibly be looking at less snow, higher lift prices, and definately more crowding. I, personally, recommend after the 1st week in January. Generally, this is when hard winter weather starts dumping considerable snow and improving conditions. Normally, the entire mountain will be open, pricing and over-crowding is at a minimal. This is especially true for advanced skiers. If skiers are of novice skill levels it will make little difference as to what time one goes.
What is Spring Break Skiing like at Ski Apache? I like it. Some years the snow is starting to lessen. However, there is normally ample to ski on. I find the weather to be more pleasant on the average. It is usually cold the mornings and evenings. However, during the day I have skied in a short sleeve shirt.
How far is the Condo from downtown? 3 to 4 minutes
How far is the Condo from Ruidoso Downs? About 5 minutes
What is the road like going to the Condo? Great, it is well traveled and leads to a major resort. Because of the resort, it is always kept snow plowed in order to accomodate volume traffic. This is not the case for some residential roads in Ruidoso.
How far is the Condo to Casino Apache? It is 9 tenths of a mile from our driveway to theirs. We border the Indian Reservation and are the last available private property before entering the Rervation.
What do we need to bring to the Condo? The only thing we don't supply is shampoo. I think it is a good idea to bring small quantities of food from home that might spoil while you are gone.
Is there internet at the Condo? Yes and No. There is a manner to obtain wireless in the Condo, but it is not specifically provided.
Is there any firewood at the Condo? We do not stock firewood from April to October. Normally we restock firewood two times a year. That is in October/November and January/February. Firewood is "First come- First serve". So, there is no guarantee free firewood will be available. Firewood can be purchased at the main office of the Condo Complex by the bundle. It is enough to last a few hours. Also, it can be purchased at just about any grocery store or in Ruidoso. The price will be around 5 to 10 dollars a bundle.
Do we permit dogs in the Condo? We are pet lovers ourselves. However, we discourage animals due to hairs that work into fibers of the furniture. We will generally allow small dogs. They should not be allowed on the furniture or rugs, and should always be crated when left alone in the Condo. As a practice we do not charge a pet fee. Dogs over 40 pounds are not permitted in the condo under any circustance. Unfortunately, renters will be liable for pet damages.
When is check in/check out time? Normal check in is 3pm and check out is 11am. This is for cleaning purposes. However, we are very flexible regarding these times. Just ask beforehand. The only time we are strict is when we have "back to back" rentals.
Does the Condo have heat and air conditioning? Yes. Infact, many new homes built in Ruidoso do not have A/C, because it is considered unecessary. We also have fans and supplimental heat for emergency purposes.
What cooking utensils are at the Condo? Everything one needs. Pots, pans, basic spices, silverware, plates, glasses and bowls.
Is there a Coffee Maker? Yes, a small 4 cup. We also have a toaster, crockpot, and electric skillet.
Is there a place to wash and dry clothes? Not in the condo, but there is a coin operated laundry on the complex. It is located about 60 yards from our Condo.
Is there a Bar-B-Q grill at the Condo? No. However, gas operated grills are on the premises nearby.
Where is best place to go fishing? Grindstone Lake is popular. You need a New Mexico License and can be obtained at Walmart. Grindstone is about a mile from the Condo. It is also the best place to see an eagle. I prefer Eagle Creek Lake. It is on the Reservation and the fishing is good. The landscape is gorgeous.
Where is best place to go hiking? We recommend the trail starting at the Condo.
What kind of wildlife can we expect to see at the Condo? Mule deer and turkey are quite common. Turkey are more abundant in Spring and Fall. Bear are abundant in Spring and Summer. About 30 % of all Condo renters see a bear from our front door. Elk are less common, but have been seen within 100 yards of our front door. Keep in mind that we are next to the Mescalero Indian Reservation. It is well known for its premier Elk Heard. One can increase there odds of seeing an elk by hiking behind the condo early in the mornings and scouring the open areas high on the mountain sides. You can generally drive around the Ruidoso area and see Elk in more remote areas during the warmer months.
